Kyoto Share House in the Nishijin District
This property is a shared house located in the Nishijin area of Kyoto, created by renovating a 90-year-old Kyoto townhouse (Kyo-machiya) that was originally used for trading raw silk. The renovation was completed in August 2013. The property sits on a spacious plot of approximately 110 tsubo (about 364.89 square meters), with the main building and a traditional storehouse (kura) covering about 80 tsubo (approximately 265.06 square meters). Behind the storehouse, there is a garden of about 37 tsubo (around 122 square meters) suitable for vegetable gardening.
The shared house is designed for eight residents (mixed-gender, for working adults only). It features a large common area, accounting for about 73.8% of the building, including a dining kitchen, a Japanese-style room, the storehouse, the garden, and various storage spaces. The entrance has a long earthen floor (doma) extending about 30 meters to the back garden. The bathroom has a tiled bath with a view of the inner courtyard. The kitchen features a double sink, an oven, and a commercial refrigerator with individual partitioned spaces. A wooden deck is available for outdoor relaxation. The first floor of the storehouse is suitable for practicing musical instruments (allowed under certain conditions), reading, or studying, while the second floor can be used as a theater room.
Equipment provided in the common areas includes: at the entrance, an umbrella stand and a bicycle pump; in the first-floor dining kitchen, a commercial freezer and refrigerator (Hoshizaki), a microwave oven, a coffee maker, two rice cookers, a dining table and chairs, and various cooking utensils; in the first-floor Japanese-style room, an iron and ironing board, and a kotatsu (heated table with a blanket); in the first-floor hallway, chairs, two washing machines, and one dryer; in the second-floor hallway, a table and chairs; in the first floor of the storehouse, desks and chairs; in the second floor of the storehouse, floor cushions. Consumable supplies such as Kyoto City designated garbage bags, toilet paper, tissues, dish soap, laundry detergent, sponges, cleaning cloths, light bulbs for common areas, hand soap, and towels for common use are replenished regularly. Individual rooms are equipped only with lighting and an air conditioner (no desks, chairs, or beds are provided).
The property is located in Kamigyo Ward, Kyoto City, near the Nishijin district, known for its textile industry. It is approximately a 2-minute walk from the Imadegawa-Omiya bus stop and about a 13-minute walk from Imadegawa Station on the Kyoto Municipal Subway Karasuma Line. The building is a two-story wooden structure. Key terms: a security deposit equivalent to one month's rent is required. A guarantor company and a collection agency system are mandatory, with the guarantee fee varying based on screening. Tenant liability insurance is also required. The entire property is non-smoking, and pets are not allowed.
