Traditional Kominka in Isesaki, Gunma
This property is a traditional Japanese house, a kominka, built in the Taisho era (1915) and located in Sakai-Koonogi, Isesaki City, Gunma Prefecture. The house was inhabited by successive generations of the owner's family until it became vacant in 1994. Until 2023, it was used for overnight stays during farming and grave-visiting trips. Currently, the owner visits approximately once every two months for day trips to maintain the garden. The house features impressive old beams. In 2017, approximately 2.5 million yen was invested to repair the roof. The main building was constructed in 1915 and features a dirt-floor entrance (doma) that gives a sense of history. An extension was added to the main building, and the hallway and toilet were added later. The roof was re-roofed by a specialist contractor in 2017 due to past leaks. Aside from the roof, general deterioration has progressed. The rain gutters were damaged by hail around 2022. The water supply, electricity, and toilet (flush type with septic tank) are all functional. In 2022, minimal electrical wiring repairs were carried out by a contractor to mitigate the risk of electrical leakage. An air conditioner is installed for overnight stays and operates without issue. In September 2024, a partial disposal of household belongings was carried out, leaving the property in its current condition as shown in the photographs. The surrounding area is residential, and the owner has maintained regular contact with neighbors since the house became vacant. Honjo-Waseda Station on the Hokuriku Shinkansen line is about a 25-minute drive away, making it possible to commute to central Tokyo. The property includes an attic and attic space on the second floor, which have not been cleaned and are dusty with some remaining belongings. There is an old, dilapidated barn next to the house. The property will be transferred in its current condition, including the barn. The land includes fruit trees, with Amanatsu citrus and blueberries that can be harvested in season. The property is located in a flood hazard zone on hazard maps, although the owner has no memory of past flooding. An example commute to Tokyo is given: leaving home at 6:50, boarding the Tanigawa 476 at Honjo-Waseda Station at 7:31, and arriving at Tokyo Station at 8:18, making it feasible for a 9:00 start. Honjo-Waseda Station has five Tokyo-bound trains stopping during the 7:00 hour, and the last train from Tokyo departs at 22:40. The property is a house with land, located in Sakai-Koonogi, Isesaki City, Gunma Prefecture. The land area is approximately 130 tsubo (about 430 square meters), and the building area is approximately 27 tsubo (89.5 square meters). The structure is a single-story detached house. The current status is vacant. Most belongings on the first floor have been disposed of, while some remain in the attic. The asking price is 4,500,000 yen. Ten pickup truck loads of household belongings and garbage were disposed of at a cleaning center. The transaction will be on an as-is basis and by public register.
