A rent guarantee company review and membership (Zenkoren) is mandatory, with an initial fee of 50% of the monthly rent (minimum 20,000 yen, currently 14,000 yen, renewed annually).
Monthly costs include a rent of 120,000 yen, a common area fee of 5,000 yen, and a building maintenance management fee of 1,000 yen. One parking space is available for 3,850 yen per month (tax included), with the possibility of a second space (off-site) subject to confirmation. Key initial costs include a building maintenance management fee (1,000 yen/month), mandatory fire insurance (7,000 yen/year), and key replacement fees for two cylinders (from 55,000 yen). The brokerage fee is equivalent to one month's rent plus parking fee (plus consumption tax). There is no security deposit (敷金) or key money (礼金). A renewal fee of 22,000 yen (equivalent to 1.1 months' rent) applies. Pets are negotiable with a pet security deposit required: one month's rent for small dogs and two months' rent for cats.
