Common Stage Kashiwanoha Campus 203 Block: A Planned Residential Development in Kashiwa
The development consists of three plots, each with a land area of 154.34 square meters. The site is a well-shaped, regular plot with a 6-meter-wide front road on the south side, facilitating easier planning and construction. The area is designated as a Category I Low-Rise Exclusive Residential Zone under the Kashiwa Northern Central and Kashiwanoha Campus Station Area District Plan, which includes townscape guidelines. These guidelines impose restrictions on building use, height, wall positioning, design, and fence structures to ensure a high-quality residential environment. The land is also subject to various regulations including road, adjacent land, and north-side slope restrictions, sunlight ordinances, absolute height limits, site area restrictions, exterior wall setback rules, the Landscape Act, the Agricultural Land Act, and the Act on Promotion of Global Warming Countermeasures in Cities.
Essential utilities are already in place: city gas, electricity from Tokyo Power Grid (with options for other retailers), and water/sewer from Kashiwa City. Additional fees include a water connection fee of 212,300 yen (tax included, for 20mm), a design review fee of 4,000 yen, and a completion inspection fee of 4,000 yen. The land is part of a land readjustment project under provisional land substitution, with the final land exchange disposition scheduled for the end of March 2032 (Reiwa 14).
The location offers excellent convenience. Kashiwanoha Campus Station on the Tsukuba Express line is approximately a 17-minute walk, providing direct, no-transfer access to Akihabara (34 minutes) and Kita-Senju (24 minutes) during morning commute hours. The large LaLaport Kashiwanoha shopping mall is about a 15-minute walk away, featuring a wide range of shops, a cinema, and family entertainment. For recreation, Kashiwanoha Park is just an 8-minute walk. This expansive park is a hub for green space, sports, and culture, featuring baseball and tennis courts, a Western-style garden, a para-rose garden, playgrounds, and a dog run. The area is not within a flood hazard zone, adding to the peace of mind for future residents.
