Chiba is the most underestimated prefecture in the Kanto region. It wraps around the eastern edge of Tokyo Bay, which means parts of it are within 30–40 minutes of central Tokyo — yet house prices across much of the prefecture are 40–60% lower than equivalent locations in the capital or neighbouring Kanagawa. The formula rewards buyers willing to think past the obvious: the same train time from central Tokyo that gives you a house in a dense suburb in the west can give you a house near the sea in Chiba's south.
Getting There
Northern Chiba (Ichikawa, Funabashi, Matsudo, Kashiwa) is built-out commuter territory with strong infrastructure. From Kashiwa to Tokyo Station, the Joban Line takes 35 minutes. Narita Airport — one of Japan's main international hubs — sits in central Chiba, making the prefecture unusually convenient for frequent international travellers. The Boso Peninsula in the south is reached from Tokyo's Yokosuka, Uchibo, and Sotobo lines; the journey to southern Boso towns takes 90–120 minutes from Tokyo, but local services from Chiba city reach most peninsula towns faster.
Daily Life
The Boso Peninsula is where Chiba's character becomes genuinely distinctive. The Kujukuri coast stretches 66km of open Pacific — Japan's longest flat beach — with a surf culture that draws weekend visitors from Tokyo year-round. Katsuura has Japan's finest fresh fish market by reputation, with the tuna so fresh that the auction and the restaurant are the same trip. Tateyama at the peninsula's southern tip has a warm Kuroshio Current climate, subtropical vegetation, and views of Fuji across the water on clear days. The interior of the peninsula — the Chiba highlands, the Yoro Valley — is quiet farm and forest country with almost no foreign visitors.
Festivals & Culture
The Narita Gion Matsuri (July) is one of the Kanto region's most energetic summer festivals — drawn carts and portable shrines carried by teams competing for prestige through Naritasan's historic approach road. The Choshi fishing port in the far east hosts autumn fish festivals. The Boso Peninsula's coastal towns have their own calendar of fishermen's festivals through the year.
Buying Property Here
For property buyers, Chiba has something for almost every approach. The northern commuter corridor offers solid suburban value at ¥8M–¥20M. The Boso Peninsula offers sea-adjacent houses from ¥3M–¥12M, with older akiya under ¥2M in genuine volume. The agricultural interior south of Chiba city — Isumi, Otaki, Katsuura — has a growing community of Tokyo escapees who discovered that 90 minutes by train from the capital buys a farmhouse with land for ¥1M–¥5M and a lifestyle that city money cannot otherwise replicate.
