This offering is a substantial plot of raw land located in the Ota district of Hanamaki City, Iwate Prefecture. The total area spans a generous 13,389 square meters, comprising 776 connected parcels. The property was acquired in 2020, but due to a deterioration in cash flow following the COVID-19 pandemic, the original development plans could not proceed. The seller is now looking to transfer the land to someone who can make use of it. The property is available for immediate handover after the prescribed procedures are completed.
The land is situated in a suburban area, approximately 12 kilometers (about a 20-minute drive) from Hanamaki City Hall. Within a few hundred meters, there are settlements, private homes, and rice paddies. The terrain is generally flat. It is directly connected to a prefectural road (Iwate Prefectural Route 37, Hanamaki-Hiraizumi Line) via several hundred meters of unpaved road, meaning it is not located deep in the mountains or in a remote mountain village, making it relatively easy to utilize. While there is some slight unevenness, the overall topography is flat. About 60% of the land is natural wilderness covered in weeds about one meter high. In winter, the weight of the snow flattens the weeds, creating a beautiful landscape of a vast snowfield. From the spring thaw until summer, when new weeds grow, the ground appears even flatter. The remaining approximately 40% of the land is a small forest with about 100 densely growing cedar trees. Even without cutting down the cedars, by clearing the weeds, 60% of the land can be used as flat land.
There are no boundary markers installed on the property. The boundaries on the three sides not facing the unpaved road are somewhat unclear, although the approximate boundary positions can be inferred from the drawings. If boundary determination is desired, the buyer would need to bear the cost or arrange for a specialist. As the adjacent land beyond the road-facing side is also wilderness and forest, it is thought that clear boundary lines are not necessary unless a large-scale plan uses the full 10,000 square meters. The unpaved road is not plowed in winter. This is a land-only sale. Utilities such as water, sewer, electricity, and gas are not connected.
