This resort condominium, located in the Iwahara area of Yuzawa Town, offers a studio layout (one room) with a dedicated area of 32.2 square meters. The unit is on the 7th floor of a 15-story building and has a northwest orientation. There is no balcony.
The property is equipped with a kerosene water heater, an electric stove, a hot water fan coil heating system, and a water-cooled floor-mounted package air conditioner for cooling. Please note that the air conditioner is currently broken.
The monthly management fee is 11,910 yen, and the monthly reserve fund for repairs is 4,510 yen, for a total of 16,420 yen per month. Other monthly costs include a 1,500 yen meter box maintenance fee and an 800 yen basic water fee. The annual fixed property tax for fiscal year 2026 is approximately 34,100 yen.
The building was constructed in June 1989 by a joint venture of Okumura Corporation and Morishita-gumi, with Dikan Home Co., Ltd. as the developer. The structure is steel-framed reinforced concrete (SRC) and contains 282 units. The land is freehold ownership.
Utilities include electricity from Tohoku Electric Power, dedicated well water for drinking, and a combined treatment septic tank for sewage. There is no gas service. The building has a 24-hour auto-lock system. Parking is available with 42 outdoor spaces on the south side (one free, additional spaces at 500 yen per day) and 13 spaces on the north side reserved for long-term residents (5,000 yen per month, lottery system).
Resort amenities include a 24-hour hot spring public bath with a sauna, a 12-meter heated indoor pool (currently suspended), a sports room, a restaurant, a coin laundry, ski lockers, and a shuttle bus service during winter. A wired broadcast service was discontinued in April 2022, and the previous 600 yen monthly fee has been incorporated into the repair reserve fund. Use of Yuzawa Town's designated paid garbage bags is mandatory.
