Renovated 2LDK House in Shizuoka City's Aoi Ward
This property is a renovated 2LDK detached house located in the Oiwa 3-chome area of Aoi Ward, Shizuoka City, Shizuoka Prefecture. The building was constructed in August 1986 and has undergone a comprehensive renovation completed in January 2026. The renovation included exterior wall painting, replacement of the balcony corrugated sheet, and a full interior remodel. The first floor originally featured a Japanese-style room and a wide veranda (hiroen), which were combined with the existing dining-kitchen area to create a spacious approximately 13-tatami mat living-dining-kitchen (LDK). New fittings, wallpaper, and overlay flooring were installed throughout this space. The LDK also features a built-in shelf with adjustable shelving for storage or display.
The kitchen has been replaced with a new House Tech L-shaped system kitchen, which includes overhead cabinets and two-tiered drawers for ample storage. The kitchen drawers feature soft-close rails. A new built-in shelf was added next to the kitchen for storing cooking utensils, dishes, and seasonings. The bathroom is a new House Tech unit bath with a non-slip textured bathtub and flooring designed to be slip-resistant even when wet. The toilet is a new Janis model with a warm water bidet seat, featuring a stain-resistant and scratch-resistant surface. The vanity unit is a new Panasonic model with a three-way mirror that opens to reveal storage, and a large washbowl suitable for washing the face, hair, and soaking items. The LDK, bathroom, and washroom are connected in a layout that allows direct access without passing through a hallway, convenient after washing hands or coming out of the bath.
Upstairs, the eastern Japanese-style room and part of the veranda were combined to create a western-style room of approximately 6.5 tatami mats, which includes a walk-in closet. The western room on the west side is approximately 6 tatami mats and also had new fittings, wallpaper, and overlay flooring. The entrance door lock has been replaced, and the entrance door and tile were cleaned. A TV door phone has been installed. The entrance interior tile was also cleaned, and the space is wide enough to store a bicycle on rainy days. A flower bed and part of the entrance porch were removed to expand the parking space in front of the entrance to accommodate one light car. Additionally, there are two off-site parking spaces available: one located less than a minute's walk (approximately 50 meters) for 6,000 yen per month, and another a five-minute walk (approximately 350 meters) for 9,592 yen per month.
The property is situated in a quiet residential area. It is a 42-minute walk from Hiyoshicho Station on the Shizuoka Railway Shizuoka-Shimizu Line. The front road width is approximately 4.2 meters. Nearby amenities include a MaxValu Express supermarket (700m walk), a FamilyMart convenience store (700m walk), and the Shizuoka Prefectural General Hospital (1800m). The property is in a first-class residential zone with a building coverage ratio of 60% and a floor area ratio of 200%. It is currently vacant and ready for immediate occupancy.
