Cleared Land Near the Coast in Hokota, Ibaraki
This is a plot of cleared land located in Kamizawa, Hokota City, Ibaraki Prefecture. The property was originally purchased by the seller's grandfather and is now being offered for sale as there are no family members to utilize it. The land is currently a vacant lot with weeds, vegetation, and one large tree growing on the site. A neighbor has placed a small tree (a quince tree) and a small brick structure on the property, but these items are scheduled to be removed by the time of handover.
The property includes shared ownership of a private road leading to the site. The neighbor currently parks their car on this private road, but they have agreed to relocate their parking to their own property once a buyer is found. After the handover, the buyer will need to discuss the parking arrangement with the neighbor. There is also a well on the property, near the northwest corner of the neighbor's building, which is currently unusable and is shared by the same members as the private road co-owners.
The handover will be on an as-is basis (genjo yuzu). The timing of the handover is negotiable. No land survey will be conducted, and the transaction will be based on the current public registry. The large tree and weeds on the property will be handed over as they are. The neighbor's small structures and small trees will be removed before handover. The seller is unable to accompany potential buyers for site inspections.
Positive aspects include the proximity to the beach, with Kyochigahama Beach being about an 11-minute walk away, making it ideal for marine leisure activities such as surfing. A drawback is the distance from public transportation; it is about a 41-minute walk from Taiyo Station on the Kashima Rinkai Railway, making a car essential for mobility.
